It was a pleasure meeting you last night. As I mentioned to you, James and I are looking to purchase a new build Town Home condo for our daughters. I need to figure out the mortgage for this property. The purchase price for this new build is $874,990. We need a mortgage for the amount of $650,000.

We have a mortgage on our existing property for the amount of $129,000, and our daughter has $15,000 in unsecured Debts.

James and I are both retired. Between our CPP/OAS pensions & some investment incomes, we have about  $13,767. Our investment income is about $25,200. James is self-employed and runs a small rubbish removal business on the side. His income was mainly cash for the amount of $50,000. We declared about $15,000 on paper. My daughter Emily is an Assistant Store Manager and makes about $50,000/ annually. My other daughter Josephine is an assistant Pizza Store Manager and makes about $12,000 annually.

James and I have a pretty good credit score, over 800. Both my girls’ credit score are over 700 as well.

We don’t want to be on the title of this property. We want it to be under the girls’ names.

This is way better than what we got from the other mortgage broker we had tried to work with before. He made us apply to our bank, and one more bank he had suggested and the bank could not offer us any alternative financing options.
